Affordability
Household income against a multiple of monthly rent you set per branch (30× is the common UK threshold). Below threshold, Zynova can ask about a guarantor instead of declining.
Move-in window
Wanted move-in date against the listing's availability and your window, so viewings aren't booked for people who can't move.
Bedrooms, tenancy length, pets
Per-listing rules. A dog on a no-pets listing gets a polite no, and the applicant is matched against listings that consider pets.

The Renters' Rights Act 2025: what letting agents need to know.
The Renters' Rights Act 2025 received Royal Assent on 27 October 2025. Its new tenancy regime came into force on 1 May 2026: assured shorthold tenancies became periodic assured tenancies with no fixed end date, and section 21 "no-fault" evictions were abolished. This is a working summary for branch teams, with sources. It is not legal advice.
What changed on 1 May 2026?
Fixed-term ASTs ended. Every assured tenancy is now periodic with no end date, section 21 is gone, and rent can be raised once a year. The Act contains further measures that come in on the government's timetable; we'll add them here once we've confirmed each against the legislation, and until then gov.uk's implementation guidance is the place to check.

What does it mean for enquiries and admin?
More admin, fewer renewals, the same enquiry flood. In Goodlord's "Is Renting Broken?" report (April 2026, 2,650 responses), 76% of agents said admin is limiting their business and one in five called it their biggest operational headache. A Letting Agent Today survey in September 2026 found 73% report an increased admin workload since the Act. Meanwhile Propertymark counted 111 applicant registrations per member branch in a month, with around eight applicants for each available property.

What should a branch do about it?
Three things. Screen before the viewing, not at it: with around eight applicants per property, the strongest applicant wins on suitability, so budget, affordability and move-in date need checking before a slot is offered. Apply the same criteria to every applicant, every time, and keep a record of it; consistent, written criteria are what you'll want to show if a discrimination complaint is ever raised. And answer the evening, because eight applicants per property means the one who gets a reply at 8.48pm is the one who turns up on Thursday.
